Hoa Payments

Please remember that HOA payments are due the 1st of the month, considered late after the 15th. Community Center access is lost if there is a balance on your account at the end of the month. There is a $60 re-activation fee due, as well as a 3-week waiting period to use the center, once full payment is received. The $60 re-activation fee is paid separately to the Community Center accepted only by a manager. AUTOMATIC ASSOCIATION PAYMENTS

Foster / Premier, Inc., as managing agent for Cambridge Lakes Community Association, has the capability for a direct payment system, whereby your monthly assessment can be deducted Automatically from your bank account. You will not have to worry about mailing in your monthly assessment check, save postage, and save time and effort in writing out a check. Your monthly statement/coupon will indicate the amount being withdrawn from your checking account. The following are basic facts about the program:

  • The amount of your assessment statement/coupon will be withdrawn and posted to your account on the tenth (10th) of each month or the first working day thereafter if the 10th of the month falls on a weekend or holiday.
  • The deduction should appear on your own bank statement to show proof of receipt of your payment. Remember to record the amount in your check register each month.
  • If the funds are not in your account on the payment date, your bank may charge a NSF fee, as it would any check presented for payment without sufficient funds.
  • It takes approximately forty-five (45) days lead time to institute the program on your behalf and thirty (30) days written notice to cancel the program. Please confirm with your bank that the transactions have been initiated.
  • If you change bank accounts or banking institutions, you will need to complete a new application.

You will be notified, by post card, when the internal programming is completed and the automatic debiting will begin. Until that time please continue to make your monthly assessment payments by check as usual.

DELINQUENCY POLICIES

Any accounts with past due balances are considered delinquent. In order to have any privileges at the Community Center or benefits of the Association all members MUST be in good standing.

  • Loss of Community Center Privileges: Any resident with an account that is 30 days or more past due will automatically lose access to the Community Center. This will include no access to the center. The restriction also applies to all gathering lounge and classroom rentals. All current and future bookings will be cancelled immediately if a resident is delinquent. No registration will be accepted for any activities, classes or community center events.
  • Architectural Applications: No architectural improvement applications will be considered unless the applicant is in good standing.
  • Re-Activation Fee: A re-activation fee equal to one month of assessments will be charged to re-gain access to the center. All re-activation payments must be paid at the Community Center by cash or check and a three week wait period is in effect. Once the fee has been paid, verification that assessments have been paid and the three week waiting period has expired access will be permitted and cards will be re-activated.
  • Late Fees: A $15.00 late fee will be applied to any account with an unpaid balance should dues not be paid on or before the due date. Late fees will be applied the 15th of the month every month.
  • Acceleration Clause: Should a member have two late payments in a year the Board shall have the right to accelerate the assessment payment and require the entire year of assessments be due and payable immediately.

*The Board of Directors had the right to modify these policies at any time.

*Any fees legal or otherwise incurred in an attempt to collect a debt is the responsibility of the homeowner.

Automatic withdrawal is available. As a one-time courtesy a re-activation fee will be waived with enrollment in the auto withdrawal program. Forms can be found in the document library or picked up at the Community Center front desk. Call 847-464-1515 with questions.

ARCHITECTURAL APPLICATIONS

Any exterior modification requires approval from the Cambridge Lakes HOA. To get approval an Architectural Improvement Application must be submitted. A representative drawing of all proposed improvements must be attached to show location and dimensions. Additionally, a plat of survey with the improvement drawn on the sketch is needed. Please submit all plans including the copy of your plat of survey to the Property Manager. Once all necessary information is submitted the Property Manager will send your application to the Cambridge Lakes Board of Directors. Be sure to allow 30 days for an approval by the Board. Once the approval or denial of your application is received you will be notified and a copy of the approved/denied application will be provided. Once an approval is received residents must check with the Village of Pingree Grove to verify if the improvement requires a building permit. NO-MOW FESCUE GRASS AREAS

All of the storm water basins, which have the no-mow fescue grass areas at Cambridge Lakes, have been flagged with Green flags, which indicate the No-Mow Fescue boundary. This no-mow boundary needs to remain at a minimum of 8" in height and will only be mowed one time on July 1st and one time on September 1st (per the specifications in the contract). In the past these areas have been mowed as turf grass, which has caused some problems with water quality and geese. The purpose of the no-mow fescue is to filter out any herbicide from entering the ponds from nearby turf grasses, which will help protect water quality. The taller grass can at times help keep geese off of these slopes as geese do not feel comfortable walking through taller grasses. Please take note of these flags and communicate the purpose of them to your staff and residents as needed. It is imperative these areas are maintained correctly. Our HOA managers should communicate this specification to the homeowners. Landscape contractors will report any of these or other areas that are being maintained by the residents incorrectly so we can educate those individuals as to the potential problems they are causing. Together the Landscaping Contractor, The Village of Pingree Grove and The Association will work to properly maintain the grounds. Any interference by any individual not authorized/contracted to maintained Common Area on the property will be addressed accordingly.

PETS

Please be considerate to you friends and neighbors and pick up after your pet.

The Community Declaration for Cambridge Lakes Article Eight, Section 8.05 states No animal of any kind shall be raised, bred or kept in the Community Area or Association Maintained Public Area. The Board may from time to time adopt rules and regulations governing the use of the community Area and Association Maintained Public Area by pets, including, without limitation, rules and regulations which require an Owner to clean up after his pet. Any pet causing or creating a nuisance or unreasonable disturbance shall be permanently removed from the Premises upon three (3) days written notice from the Board to the Owner of the Dwelling Unit containing such pet and the decision of the Board shall be final.

TRASH CANS

The garbage/recycle cans should not be put out earlier than 6:00 pm. the evening prior to pick up. Once pick up is completed they are to be returned the same evening as the collection.

The Community Declaration for Cambridge Lakes Article Nine, Section 9.03 requests that when you look at the front of your home that it is to be free and clear of all unsightly materials. In keeping with this the garbage/recycle cans should be moved to the back of the home or inside the garage.

VIOLATION PROCESS

  • 1st Reported Offense – Warning
  • 2nd Reported Offense – $25 (Should violator not comply w/in 30 days of first written warning)
  • 3rd Reported Offense – $100
  • 4th Reported Offense – Penalty to be determined by the Board of Directors, by severity & circumstance of the violation.

In the cases of extremely egregious violations; at the discretion of the Board fines may be levied for the 1st reported offense.

All violations will be submitted to Foster Premier for collection after the homeowner has been notified. Upon receipt of the notification, the homeowner has 10 days to appeal to the Board by submitting a written report. The Board will then at this time contact the appellant to schedule a hearing. Following the hearing, the Board will make a decision that will be binding.

The above mentioned fines will apply to any and all Declaration violations.

* Fines for violations such as trailers, boats, misplaced satellite dishes, etc… are subject to the above fee structure. However, construction violations such as fencing, sheds, etc…will automatically be fined $100 should said violation not be rectified with in 30 days of the first written warning. Fines will continue to be assessed each month until said violation is remedied. Should legal action be required all fees incurred will be the responsibility of the homeowner.

HOA COMMUNITY MEETINGS

HOA Meetings are held quarterly in the Community Center gathering lounge to update residents on accomplishments along with current and upcoming tasks and projects. This is a great opportunity to learn more about your community and ask any questions that you may have. Please see below for a list of meeting dates for 2012:

PHOTO ID'S

Please be aware that every resident is required to show a CLCC Photo Id upon entering the community center. In order to obtain an id the following requirements must be met:

  • All residents age 5 and up must show proof of residency such as a utility bill, school forms, or state id.
  • All residents 16 and up must show a state issued photo id.
  • Each individual household must be in good standing with the HOA.
  • Please note: renters also must show a copy of their lease.

GUEST POLICY

Each household is permitted to bring up to 4 guests per visit into the community center. Residents must be 18 years of age or older to host guests. Upon entering the community center you will be asked to sign your guests in and they will be required to sign a release of waiver and liability. Residents are fully responsible for guests and any damages or injuries that occur are the responsibility of the homeowner.

PROXIMITY CARDS

Proximity cards give you access to the Community Center. Each household is issued two proximity cards upon move in. If more cards are desired they can be purchased for $10 a piece at the community center. If you are in need of proximity cards please stop by the community center at any time during the hours of operation. New residents should be sure to bring a document with your new address and full name.
